REAL ESTATE LAW

Jester Gibson & Moore’s real estate attorneys enjoy a sterling reputation in the areas of commercial leasing, acquisitions and development, and complex real estate finance and entity formation.

 Commercial Leasing

Our real estate attorneys represent a range of clients, including Fortune 100 companies, institutional investors, regional owners, and closely-held businesses, in the leasing of commercial office, retail and industrial properties. We understand the vital role a thoughtful and strategically developed leasing approach plays in maximizing the economic performance of every real estate portfolio. Our team counsels owners of commercial portfolios throughout the country, including owners of Class A offices in Midtown Manhattan, industrial complexes on the outskirts of Dallas, and shopping centers in Seattle. We’ve been instrumental in building and leasing the headquarters of Hess Oil in Houston, as well as negotiating the lease of space for Google in Austin, US Bank in Chicago, Whole Foods in Minneapolis, and Trane in Denver. Our litigation team regularly assists our clients in defending and enforcing their lease interests, both in and out of court.

Commercial Acquisitions and Development

We advise clients in all aspects of commercial real estate sales and acquisitions, from contract negotiation to due diligence review, entity formation and financing. Our real estate team successfully closes multiple commercial transactions every year, each ranging from $1 million to $100 million, in all sectors of the real estate market. Our attorneys have helped clients acquire thousands of units of multifamily housing, sell large retail portfolios, and develop Class A office properties in core downtown markets. We also have a depth of experience in obtaining development approvals for the construction of new projects, as well as addressing condominium, construction, title and other issues for landowners and developers.

Real Estate Finance and Entity Formation

Our attorneys regularly negotiate financing terms and develop and implement investment structures to accomplish our clients’ real estate investment objectives. We are familiar with lenders and lending requirements for simple real estate loans and complex financing structures alike. Additionally, our team regularly coordinates with our clients’ accounting and tax advisors to optimize their transaction and investment approaches to achieve their financial goals, including participation in 1031 like-kind exchange transactions.
